Glossary of Terms
A
Administrative Boundaries
Geographic borders shown on the map including country, state, and province lines. Can be toggled on/off in Map Settings.
AI Models
The artificial intelligence engines that power Zeus.ai's chat assistant. The active catalog is:
- Zeus.ai Secure (Third-Party) (Default): 1M context, text and code — SiteZeus-paid third-party inference (the global chat default)
- DeepSeek V4 Pro: 1M context, text and code — max-thinking reasoning
- Zeus.ai Clean Room (🔒 Clean Room subscription): Two data-resident models running entirely inside the SiteZeus Azure tenant — Zeus.ai Clean Room (1M context, text-only) and Zeus.ai Clean Room (GPT-5) (272K context, images and PDFs)
- Claude Opus 4.8 / Sonnet 4.6 (Anthropic): 1M context, images + PDFs, strong reasoning
- Claude Haiku 4.5 (Anthropic): 200K context, fast and cheap
- GPT-5.5 / GPT-5.4 / GPT-5.4 Mini (OpenAI): 1M context each, images + PDFs + URL fetch
- Gemini 3.1 Pro / Gemini 3.5 Flash (Google): 1M context, full multimodal (audio + video)
Some model families require admin activation on your account. Each model lists its own strengths in the picker; pick by task (reasoning, large context, or multimodal input) rather than by perceived "best". See Model Selection for the full capability matrix and data-handling notes.
Analytics
Data analysis and insights about locations, including revenue predictions (Zeustimate), demographics, competitor information, and variable importance.
AUV (Average Unit Volume)
The average revenue of mature sites in your portfolio. Used as a benchmark to compare individual location performance. Displayed in Zeustimate visualizations with a yellow marker.
B
Basemap
The underlying map layer (roads, terrain, satellite imagery) on which your location data is displayed. Zeus.ai offers multiple themes including Vector (performance) and Raster (styled) options.
Build
A SiteZeus product surfaced in the left App Sidebar alongside Locate, Customer Insights, and Sell. Build is a pre-launch product and currently routes to a marketing/upgrade page.
C
CDL
A mobile-data product from UberMedia that surfaces customer-level signals for trade-area analysis. Appears in the Mobile Data panel. See also OGS, P2P, CEL, UberMedia.
CEL
A mobile-data product from UberMedia focused on customer engagement and loyalty signals. Appears in the Mobile Data panel. See also OGS, P2P, CDL, UberMedia.
Cluster
A group of nearby locations shown as a single circle with a number on the map. Zoom in to see individual markers. Clustering can be customized via Smart Clustering settings.
Comparable / Comps
Similar locations used for comparison. Smart Comps helps understand how a proposed site might perform based on similar existing locations.
Compass
A directional indicator that appears when 3D-capable map controls are available. Shows current map rotation and related controls.
Competitor
A business that competes for the same customers. Competitor locations are often shown on the map as part of Layer locations for analysis.
Confidence Interval
The statistical range where actual revenue is likely to fall. Shown in Zeustimate as a range (e.g., $1.5M - $2.1M) representing the upper and lower bounds of the prediction.
Customer Insights
A SiteZeus product surfaced in the left App Sidebar. Opens an embedded SiteZeus Market view (also called Customer Analytics in code) inside an iframe alongside the Locate workspace. Access is gated by the PersonaLive bundle; users without entitlement see an upgrade prompt.
D
Data Layers
Overlay information displayed on the map, including Google traffic, transit, bicycle routes, and workspace-controlled layers such as Site Sonar visibility. Controlled through Map Settings.
Demographics
Statistical data about the population in an area, including income, age, education, and consumer behavior. Available in the Location Analytics tab.
Downside
The potential revenue decrease from the forecast to the lower confidence bound. Shown as a percentage (e.g., "-15%") in Zeustimate visualizations, colored red.
E
Existing Site
A current operating location in your portfolio. Site status categories include:
- Mature: Established, fully operational locations
- New: Recently opened locations
- Non-Traditional: Non-standard format locations
- Closed Permanently: Locations that have permanently closed
- Closed Temporarily: Locations temporarily not operating
F
Filter
A way to narrow down which locations are shown based on criteria like revenue, category, site type, or custom attributes. Access via the Sites tab.
Filtering Map Toggle
A control in the Sites tab that connects/disconnects filters from the map display. When "Filtering Map" is active (teal), your filter selections affect which markers appear on the map.
Forecast / Actual Toggle
A switch in Smart Comps that flips comparable-site revenue between the Zeustimate forecast and the actual reported revenue. Useful for sanity-checking the model against ground truth before using comps to project a new site.
G
Grade (Revenue Grade)
A letter grade (A, B, C, D, or F) assigned to locations based on revenue performance relative to other sites in the portfolio:
- A (Top Performer): Top performers, significantly above average
- B (High Performer): Above average performance
- C (Average): Around the portfolio average
- D (Below Average): Below average but acceptable
- F (Needs Improvement): Significantly underperforming
H
Heat Map
A map visualization that shows data intensity using colors (warmer colors = higher values). Used for visualizing patterns across geography.
I
Impact Analytics
A workspace analysis that estimates the revenue impact of a new proposed site on nearby existing sites in your portfolio, using the study-v2 backend. Surfaces cannibalization risk and per-site attribution. When a study has been run before a report is generated, results are baked into the frozen report payload and appear read-only for report and share link viewers.
L
Layer (Site Layer)
A data source for locations beyond your core existing/proposed sites. Includes competitors, points of interest, and other external location data. Controlled in the Layers tab of Map Settings.
Layer Location
A location from an external data layer (competitors, POIs, etc.) displayed on the map, as opposed to your own existing or proposed sites.
Listings
A workspace tab that shows third-party commercial real estate listings on the map and in a sortable grid, with filters, saved views, hover cards, and Street View. Listings data is provided by REsimplifi.
Location Card
The information panel that appears when you select a location, showing details and analytics in the secondary workspace.
Location Status
The current state of a location. See Existing Site and Proposed Site for the full list of statuses.
M
Map Elements
Configurable features of the base map including Roads, Water, Parks, and Labels. Controlled via the Basemap tab in Map Settings (available on raster themes only).
Marker
A pin or icon on the map representing a location. Colors indicate status category - see the full color reference in the Markers and Icons guide.
Mature Site
An established, fully operational existing location. Mature site data is used to calculate portfolio benchmarks like AUV.
Mobile Data
A workspace panel that surfaces mobile-device foot-traffic and customer-movement signals for a site or trade area, sourced from UberMedia products (OGS, P2P, CEL, CDL). Access is gated by the Population Pulse bundle. The AI assistant can also return Mobile Data as a rich card in chat.
Modern Mode
A workspace layout where the chat bar floats at the bottom-left of the screen and workspace panels overlay the map. This is the default layout for new users. Offers a clean, contemporary interface with floating panels. Compare with Navigator Mode. Switch between modes in Project Settings.
N
Navigator Mode
A spacious, flexible multi-panel layout where the chat bar is docked to the top toolbar. Supports adding a secondary workspace for side-by-side comparisons, and panels can be undocked or resized to customize your view. Compare with Modern Mode. Switch between modes in Project Settings.
Natural Features
Terrain, forests, and natural land features shown on the map. Can be toggled in Map Settings (not available on satellite themes).
O
OGS
A mobile-data product from UberMedia that measures origin-to-store visit patterns. Appears in the Mobile Data panel. See also P2P, CEL, CDL, UberMedia.
P
Pan
Moving the map view in any direction without changing zoom level. Click and drag to pan.
P2P
A mobile-data product from UberMedia that measures place-to-place visit flows between locations. Appears in the Mobile Data panel. See also OGS, CEL, CDL, UberMedia.
PersonaLive
A SiteZeus data bundle that unlocks Lifestyle Segments and Customer Insights for a project — those surfaces show an upgrade prompt without entitlement. PersonaLive also provides PRIZM-coded consumer and lifestyle demographic fields in analytics for licensed projects; these fields appear in shape analytics (ZIP codes, counties, census tracts) as well as standard location analytics. Mobile Data is a separate bundle — see Population Pulse.
POI (Points of Interest)
Landmarks, businesses, and places shown on the Google Maps base layer. Categories include Businesses, Parks, Healthcare, Government, Attractions, Schools, and Worship. Controlled via Map Settings.
Polygon Bundle
A licensed catalog of shape/polygon datasets (e.g., custom territories, third-party trade-area sets) available to a project. Polygon bundles are surfaced via the Synergos catalog and drive which Shapes appear in the Polygon Design tab. See also Trade Area Polygon.
Power Score
A percentage metric shown in the project badge at bottom-right of the map. Indicates overall project or location performance.
Project
A collection of locations and settings. You may have access to multiple projects, selectable from the projects list.
Proposed Site
A potential new location being evaluated for expansion. Full analytics including Zeustimate are available. Status categories include:
- Consideration: Under initial evaluation
- Approved: Approved for development
- Letter of Intent (LOI): LOI signed, pending finalization
- In Development: Currently being built/prepared
- Dead Deal: No longer being pursued
- Rejected: Formally rejected
- Non-Traditional Consideration: Non-standard format under evaluation
- Trade Area Seed: Used for trade area analysis
R
Raster Map
Traditional styled map tiles that support custom adjustments (brightness, saturation, contrast). Alternative to Vector maps.
REsimplifi
The third-party commercial real estate data provider that powers the Listings tab. REsimplifi attribution appears in the Listings header.
Revenue
The income generated by a location. For existing sites, this is actual revenue. For proposed sites, this is predicted via Zeustimate.
Revenue Grade
See Grade (Revenue Grade).
Reporting Wizard
Legacy name. Report generation now flows through the AI chat assistant and the Reports area. See Generating Reports from Chat.
S
Search Pin
A temporary marker placed on the map from a search result or pin drop. Shown in pink/red color.
Scorecard
A weighted evaluation template made of sections and criteria. Scorecards are created and managed from the Scorecards tab (sidebar: Locate -> Scorecards), reviewed in Location Analytics, and applied to Site Sonar results. Each criterion can score a single variable or a combined variable formula (a mathematical expression combining multiple variables and constants).
Saved Layer
A previously saved Site Sonar result set that can be loaded back into the Site Sonar tab and map overlay for the same project. Part of the unified Saved View pattern shared with Shapes and Listings.
Saved View
A reusable, named filter + layer configuration that can be loaded back later. Saved Views work the same way across Site Sonar (Saved Layers), Shapes, and Listings, with shared create/rename/delete chrome and per-project storage.
Savvy
A legacy name for the SiteZeus mid-tier subscription. The current in-product label for this tier is Emerging. Unlocks features above the base tier; see Subscription Tier for tier-gating behavior.
Secondary Workspace
The workspace panel area used for tabs like Sites, Location Analytics, Chat, Layers, and Base Map. Can be docked, undocked, resized, or collapsed depending on layout.
Sell
A SiteZeus product surfaced in the left App Sidebar alongside Locate, Customer Insights, and Build. Sell is a pre-launch product and currently routes to a marketing/upgrade page.
Site Type
The primary category of a location:
- Existing: Current operating locations
- Proposed: Planned/potential locations
- Search: Temporary search results
- Layer: Locations from external data layers
Site Sonar
The workspace tool for market planning and whitespace discovery. It lets you choose points of interest, run a candidate search, review the results on the map and in a table, and optionally score the results with a scorecard.
Site Sonar Saved Layers
A Site Sonar-specific application of the unified Saved View pattern. A Saved Layer captures a full Sonar run (search inputs, results, applied scorecard) and can be reloaded into the Sonar tab plus its map overlay.
Sites Tab
The workspace tab showing all locations with filtering and search capabilities. Opened via the store icon (🏪) in the chat bar.
Smart Clustering
An intelligent grouping feature that combines nearby map markers for better performance. Configurable with radius slider (20-150px) in Map Settings. Requires at least 10 locations to enable.
Smart Comps
AI-powered comparable site analysis that identifies similar locations to help predict performance for proposed sites.
Subscription Tier
The umbrella concept that controls which features and data bundles a project can access. SiteZeus subscription tiers are labeled Emerging and Enterprise in the product UI (plus a base tier below Emerging). Add-on data bundles — for example Population Pulse (unlocks Mobile Data / UberMedia foot-traffic) and PersonaLive (unlocks Lifestyle Segments and Customer Insights) — unlock specific surfaces independently of tier and also enrich analytics with additional demographic fields (e.g., PRIZM-coded lifestyle data in shape and location analytics). Both tier-gated features and bundle-gated surfaces show an upgrade prompt to users without entitlement.
Synergos
The SiteZeus shape/polygon metadata source that catalogs polygon bundles available to a project (territories, custom trade-area sets, third-party shape data). Synergos drives the Shapes catalog and search-to-pill picker in the Polygon Design tab. See also Polygon Bundle.
Synergy
A legacy name for the SiteZeus top-tier subscription. The current in-product label for this tier is Enterprise. Unlocks territory management and Zeustimate scoring in Site Sonar; see Subscription Tier.
T
Trade Area
The geographic region from which a location draws its customers. Used in site analysis and modeling.
Trade Area Polygon
A polygon shape that defines the boundary of a Trade Area, drawn either from a Polygon Bundle (e.g., licensed territory) or from a drive-time/ring calculation around a site. Trade Area polygons can be applied to scorecards, demographics, and other analytics.
Traffic Tab
The workspace tab that opens when you inspect a traffic segment. It shows cars-per-day volume, direction, and typical hourly traffic patterns for the selected road segment.
Transit Layer
A data layer showing public transportation routes including bus, train, and subway lines with stops. Toggle via Map Settings.
U
Upsampling (Site Upsampling)
A modeling parameter that lets the Zeustimate model weight your existing sites more heavily during training — useful when your portfolio is small relative to the number of variables. Configured in the Site Upsampling card on the Model workspace tab (Predictive Power Center, Enterprise subscription tier).
UberMedia
The third-party mobile-device data provider behind the Mobile Data panel. UberMedia surfaces its data through four products: OGS, P2P, CEL, and CDL. Access is gated by the Population Pulse bundle.
Upside
The potential revenue increase from the forecast to the upper confidence bound. Shown as a percentage (e.g., "+12%") in Zeustimate visualizations, colored green.
V
Variable Importance
Factors that most influence a location's predicted performance. In the current analytics UI this appears as Forecast Drivers | What Matters Most.
Vector Map
Cloud-styled map using vector tiles for optimal performance with large datasets. Vector themes enable 3D-capable behavior automatically and do not expose the same custom adjustments or POI category controls as raster themes.
Z
Zeustimate
Zeus.ai's AI-powered revenue prediction for locations. Estimates potential annual revenue based on demographics, competition, and other factors. Includes confidence interval, revenue grade, and comparison to AUV.
Zoom
Changing the map's magnification level. Zoom in to see more detail and individual markers, zoom out to see a wider area and clusters.
