Proposed vs Existing Sites

Quick Answer

Proposed sites are potential new locations being evaluated (with full Zeustimate analytics), while existing sites are current operating locations (showing actual revenue metrics).

Site Types Overview

Zeus.ai categorizes locations into four main types:

Site TypeWhat It IsExample
ExistingCurrent operating locationsYour open stores
ProposedPotential new locationsSites under consideration
SearchTemporary pins from searchAddress lookup results
LayerExternal data sourcesCompetitor locations

Existing Sites

What They Are

Current locations that are already part of your portfolio - open, operating, or recently closed.

Status Categories

Use Cases

  • Portfolio overview and analysis
  • Performance benchmarking
  • Calculating AUV (Average Unit Volume)
  • Understanding successful location characteristics

Proposed Sites

What They Are

Potential new locations being evaluated for expansion - not yet built or operating.

Use Cases

  • Site selection and prioritization
  • Expansion planning
  • Market analysis
  • Revenue forecasting

How to Tell Them Apart

On the Map

Marker colors indicate the specific status category, not just site type:

  • Blues, purples, and grays typically indicate existing sites
  • Greens, oranges, and pinks typically indicate proposed sites

In the Analytics Panel

  • Existing sites show "Revenue Metrics" heading
  • Proposed sites show "Zeustimate Forecast" heading

In the Sites Tab

  • Filter by Site Type (Existing/Proposed) to see only one type
  • The location list shows type indicators

In AI Responses

When asking about a location:

  • Proposed site → AI discusses "Zeustimate" and "predicted" revenue
  • Existing site → AI discusses "actual" revenue and "Revenue Metrics"

Analytics Differences

Revenue Display

Existing Sites:

Revenue Metrics
$1,850,000 (Actual)
Grade: B - High Performer

Proposed Sites:

Zeustimate Forecast
$1,850,000 (Predicted)
Confidence: $1.5M - $2.1M
Grade: B - High Performer

Key Distinctions

MetricExistingProposed
Revenue sourceActual dataAI prediction
Confidence intervalNarrower (historical variance)Wider (prediction uncertainty)
Used for AUV calculationYes (mature sites)No
Shows upside/downsideYes (vs historical)Yes (vs confidence bounds)

Other Site Types

Search Sites

  • What: Temporary pins from address searches or pin drops
  • Color: Pink/Red
  • Analytics: Full Zeustimate (treated as potential proposed site)
  • Persistence: Temporary unless saved

Layer Sites

  • What: External data sources (competitors, POIs)
  • Color: Varies by data source
  • Analytics: Limited to what's in the external data
  • Use: Competitive analysis, market context

Common Questions

Can I see Zeustimate for existing sites?

Existing sites show Revenue Metrics (actual revenue) instead of Zeustimate (prediction). The visualization format is the same, including grade, AUV comparison, and confidence range.

Why do some proposed sites lack analytics?

  • The site may be newly added with pending data
  • Required data may not be available for that area
  • Check with your administrator if analytics are missing

How do grades compare between existing and proposed?

Grades use the same scale and calculation - both compare to the mature site revenue distribution in your portfolio.

Can a proposed site become existing?

Yes. Once a proposed site opens, its status is updated to an existing category (typically "New" initially, then "Mature" after establishment).

Converting Between Site Types

You can change a location's site type using the dropdown in the location hover card or analytics panel.

What Happens to Location Attributes?

ConversionAttributes Behavior
Existing → Proposed✅ Preserved - all attribute values are kept
Proposed → Existing✅ Preserved - all attribute values are kept
Search → Existing/Proposed✅ Template defaults applied and saved - uses your starred/default template, persisted to the new site immediately
Layer → Existing/Proposed✅ Template defaults applied and saved - uses your starred/default template, persisted to the new site immediately
Any → Layer❌ Not preserved - layers don't support custom attributes
Any → Search❌ Not applicable - search pins are temporary

Key Points

  • Existing ↔ Proposed: Your attribute values (square footage, seating count, etc.) are fully preserved when converting between existing and proposed sites.
  • From Search/Layer: When converting a search pin or layer location to an existing/proposed site, the system automatically applies your default attribute template values and saves them to the new site record. The site's forecast starts from a meaningful baseline rather than arriving with empty attributes.
  • To Layer: Converting to a layer site will lose custom attribute values since layer sites use external data.

Tip

If you have specific attribute values for a location, convert it to an existing or proposed site first before editing - your values will be preserved across future type changes.
